I rented an apartment with serious problems. Century Albania

Good morning

I would like to have an opinion on the of a transaction correctness concerning a long-term rental of an apartment.On 2/20/23 I rented the apartment though The Century 21 agency located in of Durres ,rruga Pavaresia, Albania and drafted the pre-contract directly at the agency.When I lived there I found the following serious defects:

The bathroom ( WC, Bidet, Sink ) by default. I could not use the sanitary facilities and I found various minor electrical problems.

I communicated the problems to the agency several times, without getting any answers. In order to be able to live in the apartment, I looked for a technician, at least for indispensable repairs. With enormous effort (I am an Italian citizen, I don't know the local language as well as the the local services and Factory). After a week, I found a technician who at least repaired the toilet.

Up today,the agency has not made any decisions.

Not even the provided contract and the documents for water and electricity as well as payments,where not delivered, even after many requested,, I didn't get any response. I founded,by chance, through other people living in the same building.

Ps: the toilet failure caused a water consumption of over 100 cubic meters in just over a month (before the repair.

The Century's slogan in Albania is : we have Selected Properties ,I dont think so!

User's recommendation: They have rented an apartment with unacceptable defects (all toilets (bathroom) broken. In all European and Western countries the apartment is not habitable. The company does not respond or propose solutions. The worst

Ann or Joann won't stop calling me from 425-209-**** for several months now she calls at least 5 times a week! I have told her repeatedly not to call and my house is NOT for sale. I have told her it is harrassment to keep calling she still calls. She needs to learn a new job. Not call people who don't want to hear from her! My house is not for sale take me off your list. Please stop calling me. If I was ever to sell or look for a house I would avoid her at all cost! Rude.

One of the agents of this company named Asad Pezeshkzadeh, came to my house for rent today, November 15, 2020. He entered my house with nine people and they started filming and photographing, with all my personal belongings. They touched everything, I just had the opportunity to protest that they delete the photos and videos, and now I am disinfecting the house.

Agent refused to reply to text messages, phone calls for several months

I engaged a century 21 agent to sell my home after the company badgered me into listing through them. Everything was sweetness and light, until they took pictures and put up the sign.

Then no response to text messages or phone calls. I had people stopping at the house saying they kept calling, but never got a reply. It wasnt listed in the local mls. After 3.5 months got a text from her assistant that they wanted to show the house the next day at 230.

No one showed or called until I sent a message a few hours later asking if I had the wrong day? The reply, oh sorry. The empty acreage across the street that has been for sale for 25 years sold during this time, as well as 4 other house in my neighborhood! Before I listed with century 21 I was having anywhere from 3-6 people a week call or come look at my house, after they took it off Zillow and did whatever, not one person.

When I finally asked them to release the listing, they did, but said if it sells within 6 months they get a commission? WTH?

Preferred solution: I have proof of no communication, I do not think I should be required to pay a commission if I decide to sell it. They never did anything to earn one!

I was 5 minutes late for a meeting with Guillermo Molizano who runs C21 franchise in Puerto Viejo de Limon, Costa Rica. He couldn't wait. A comedy of errors...common in these parts. Our internet was down. I apologized but he won't return phone calls or emails. Passive aggressive and narcissistic behaviour. C21 is now last on my list worldwide. Just say no.

Exceptionally bad service. Persons attending costumers really unpolite. Wanted to take a two part suit but when asking to take only a part of a suit and a top part that was alone the manager took the suit away telling me that we could buy it only the way they wanted and walked away with the product.

century 21 tijuana they list a nice home with pictures and when go for showing they take you to a lesser home for more money and when you call them out they deny knowing anything about the ad.it is a classic bate and switch

I wrote a review a couple of weeks ago, but after getting fully approved for a 250k and no down payment issues I went back to the area looking at homes and noticed my review was removed by the agency regarding a real estate agent Mike Werkema. My review is as follows, I called the agent in charge of a home located at 7216 Orchard Rd, South Haven, MI I told him at the time I couldn't yet get the all the 11k down payment for the home but really was interested in purchasing it. Seeing that it had been up for sale longer than 230 days I thought I would call and see if the owners would consider a lease for 6-8 months until I could come up with it. He was very rude and said well... they might be interested in a lease option for maybe 12 months with 30-40% down, I again said I am working on 11K so there is no way I could come up with that amount. He said good luck, they will NOT accept nothing less and I should look maybe somewhere cheap and hung up. How unprofessional, this guy treated me like some piece if trash. Then when I talked with another local real estate agent they said “that is not the first time I heard something like that about him” so good luck to him.

Cardenas and Company is unprofessional

I am writing to complain about realtor Oscar Chavez who is employed with Cardenas and Company through Century 21 located in Chula Vista, CA. due to the lack of professionalism and work ethics. We began our home search in mid January of 2018, we mentioned to Mr. ** that we had a preferred budget and he agreed to help us with our home search. Flash forward six months or so, my husband and I submitted an off to which is now our home in the beginning of June 2018; however we did go through the escrow process with him being dishonest about a lot of important information based on our home, Mr. Chavez made the whole process extremely stressful for my family and I. The day we put an offer on our home, he mentioned to us he will be going out of town for a week in regards of a "business trip" and would have limited reception, he gave us the name of his partner David Cardenas whom he works for, to reach out to him when we are unable to get a hold of him. When my husband did reach out to Mr. Chavez, he would not be able to assist as much as we hoped and we were not a priority to him since we were not clients of his. We, as first time home buyers had no idea what we were doing nor what we were required to do. To make matters worse Mr. Chavez submitted our offer to the seller and did not include our preferable closing cost amount. When we approached Mr. Chavez about our concern with the closing cost he apologized and stated he would gladly put in a part of his commission into our closing cost. My husband and I did not feel comfortable doing so and decided to back out, we informed Mr. Chavez we were going to back out from the offer and he went into depth about how much he cared for our family and insisted in giving us what we need in order to make us feel comfortable with our purchase, since he took his son to prior open houses we felt like it was unfair to take that away from his family; however Mr. Chavez was very persistent about sharing a part of his commission. My husband and I discussed his offer for hours until we finally came to an agreement and decided to move forward with his offer. Weeks passed and Mr. Chavez became very rude and very unprofessional, we figured it was because we did not back out from his offer to sharing his commission which he had promised for the closing cost. Mr. Chavez texted us to stop “antagonizing” him and to contact his manager Angela Cardenas if we wanted to complain about his behavior. I reached out to Angela and explained to her what we were going through with Mr. Chavez, while I was on the phone with her I felt she did not have any interest in what I had to say about Mr. Chavez because she was constantly interrupting me in the middle of trying to explain how we were being treated. Mrs. Chav z explained to us to cut all contact with Mr. Cardenas and will be working with her. Fortunately, we did receive the amount we were promised but it was not because Mr. Chavez was willing to give the amount but because he explained to his manager that he would in writing. On June 25th 2018 Mrs. Cardenas gave us the keys to our home but was very rude as well, she claims in the Cardenas and Company Youtube video that she enjoys to see her clients happy when she hands them keys but from my perspective my family and I were treated like crap. Mr. Chavez and Angela’s friendship is more important than their clients needs and will brush you off like nothing. This was the worst experience I have ever gone through! On the day we received our keys we were finally informed where our parking spot was located after a month of asking him where it was located which is way behind our building and with two small children it has been a struggle. The company is joke and I can honestly say that they did a horrible job as a company to represent themselves as “professional”. Money is the only motive for them. Mrs. ** stated Mr. Chavez was reprimanded which we know she was being dishonest about that as well. Mr. Chavez speaks badly about past clients and claims he is in it for your family but at the end will screw you over. Mr. Chavez has no experience whatsoever and will experience first hand that he has no clue what he is doing as an agent. Telling your agent to ask questions to the buyer and be more assertive is something you are not supposed to do as a client which I feel is very embarrassing on their part and you will see first hand that Mr. Chavez has no idea what he is doing. This company needs to get their family affairs out of the way and actually focus on their clients. We asked Mrs. ** where we are able to file a complain in regards of Mr. Chavez as well as herself and she stated she handles all the complaints and nothing much will be done because of this. Once we mentioned we will be writing bad reviews and reporting her firm to the bureau she quickly changed her whole demeanor and suddenly became very nice and pretended to cared about how we felt. What my husband and I want from this ordeal is an apology from Mr. Chavez and Cardenas & Company, we would like them to admit their wrongs. We also want other future clients to be treated with respect as well as requiring sufficient amount training to Oscar Chavez because someone as incompetent as he is should not be selling homes for buyers who are serious about finding the perfect home for their family.

House built on sewer line

Last September I bought a house from century 21 . Later I decided to redo the basement then a sewer line was discovered in the backyard. Agents working for century 21 are very dishonest people. My intention is to circulate the issues to everyone I know or don't know, for this is a very serious matter.

No customer service

I am sorry to say I am not happy with the realtor Natalia Santonocito out of Spokane, WA. I am writing this because nothing can be fixed unless you let someone know.

We were given Natalia's name from a recommended retired realtor by the realtor that helped us sell our home on the west side of the state. We were more than satisfied with his service. Him and his team were professional, there was always communication. Texting on the simple things, calls on the more detailed. This was a big and an emotional move for us.

We were so disappointed by the customer service provided by Natalia, we searched for a new realtor. I should of had a conversation with her much earlier than I did. I had concerns the first week we worked with her.

Having a new realtor, I see what we were truly lacking from Natalia " poor customer service, poor communication". Unfortunately I feel due to this poor service, I believe we lost the home that we wanted.

My husband and I looked up listing on Zillow and Realtor.com. several times a day. I would send 5-6 homes only to find out 1-2 would be available. Others would be pending. After asking what sites we used she sent century 21 link. still not sending an suggested homes that we may be interested in. We searched through these sites.

We continued to search on our own. I would send homes to look at. she would send text on how she was not available would have 1 of the 2 co-worker show us the homes, or when she figured out her schedule. While being told it may not happen until the following day due to every ones busy schedule. I felt like we were inconveniencing her team.

We worked with her co-worker more than we did with her.

I would send Natalia a list of homes. Several of those text I would need to ask if she received them. Only to receive a text she forwarded them to her co-worker. I would not hear from the co-worker until I reached out to her. During this time did Natalie every ask or tell me to reach out to her if no one contacted me. I feel this is just good customer service.

I was not offered her co-worker number until I asked for it.

All communication was via text.

When we found a home to put in an offer.

Once again via text was letting me know that she thought the offer was low and did we want to offer more. At no time did she call and have a conversation. Sure hind sight, I could of called her too. However; isn't she the specialist. Isn't this why we hire or use realtors?

She should of called me not text me. This was a serious decision we were making should she not have called and explained exactly what her concerns were and why if we were not offering enough or if it was overpriced ect? I feel we may have lost the deal due to the lack of her guidance. Isn't this a part of her job is to provide up with information, so we can make an informed decision.

Since letting Natalia know I was no longer needing her services. we have been working with another agent, we have put in an offer on a home after 3 days working with him. We looked with Natalia for over a month.

June 14 viewed a home i liked in boulevard cal i was told there was a full price offer by agent Mike Rangel and If i used him as my agent he would gaurantee acceptance by seller even though he had a full price offer on the table. My offer was 30 thousand less than asking price yet it was accepted and Mr. Rangel worked as dual agent. He said i did not need any well certifications and or home inspectios as he had them already done. I believed Mr. Rangel. Mr. Rangel refused to allow me to do a final walk through as he said it was against century 21 policy. Upon close of escrow i recieved keys and moved in only to find no interior doors, cabinettes and cabinette doors falling off, no underlayment of felt paper on roofing, house siding leaks, subflooring wood rot, electrical wiring is dangerous and done incorrectly, roof leaks, plumming backs up every 4 to 6 weeks and so many more problems, and 2 weeks after close of escrow and running out of water i learned my well is dry!! Neighbors have written declarations that previous owners including my seller George Hatch knew of dry well. But none of these problems were ever disclosed the only disclosure was that there are coyotes!! . Upon calling Mr. Rangel he suggested i call one of HIS insurance people who could back date my policy then he wanted me to LIE and claim well just went dry, but thats FRAUD so i refused. I have sent a demand letter to Broker Valarie Swanson, who in turn has sent me a response letter stateing that they refuse to correct any issues related to my home because i had a real estate license 15 yrs ago which is true but i did not do more than 3 transactions because I DID NOT LIKE REAL ESTATE!! And have not practiced for 15+yrs. Mr. Rangel of coarse has a totally different story! Of coarse he denies that he and George Hatch lied to me (Rangel has done 3 transactions with Hatch so they are friends). This is a very serious warning for buyers and sellers alike. Mike Rangel is a dishonest real estate agent. I have borrowed money to repair and get some small measure of water including trucking in water to my home and i cannot now afford an attorney although i know God is good and will provide for me. My only recoarse now is to let everyone know what has happend here. I do plan to put a complaint in with the BRE against Mike Rangel and to call media and post this on as many social media sites for real estate agents. I want to alert the public in as many ways as i can. BEWARE BUYERS!! DO NOT TRUST MIKE RANGEL!

Contacted Century 21 to sell our home. Realtor came and saw the house and talked a very good talk. Met him on a Thursday and was told he would contact me in a few days. I heard nothing. I reached out to him a week later and was told that his relative had taken ill and that he was at the hospital but was working on my paperwork there and he would call me that afternoon. Another week passes and still no contact from the realtor. I went with a different company and when I contacted him via text he wrote back a very nasty response stating that he had decided not to sell our home because it would not sell and it would cost him too much money to market it. He wasted two weeks of my time and was so unprofessional with the whole process. By the way, we went with Berkshire Hathaway and our house sold in 6 days. Not to bad for a house that Century 21 said would not sell. Don't even waste your time with this company.
